Flood Risk Assessments in Scotland

Flood risk assessments are required when a site lies in the 1 in 200 year floodplain as shown on SEPA's Indicative River and Coastal Flood Map (Scotland). This is a requirement of Scottish Planning Policy SPP7 'Planning and Flooding'. A flood study may also be necessary when a site lies near to a watercourse. Where a risk of flooding is identified a flood risk assessment is a crucial part of the planning process. Flood avoidance is becoming ever more onerous. Although the 1 in 200 year standard is taken to allow for climate change many authorities expect an allowance of 20% on top of this.

Flood Risk Assessment: Survey Requirements for Production of Hydrological Model

In order to produce an accurate flood risk assessment a 1 or 2 dimensional hydrological model is often required. The 1 dimensional model will identify areas on the development site which are at greatest risk of flooding and provide quantitative information on flood heights. A 2 dimensional model will provide flood heights as well as the direction in which the flood water flows.
